I am optimistic about our wonderful Florida Keys. I believe we will be stronger and better than before Hurricane Irma. The recovery is still a work in progress, but changes can be seen daily. One of my favorite sayings is “You can’t drown a conch”.

The Upper Keys (Key Largo, Tavernier and Islamorada) were not affected as bad as the Lower Keys (Big Pine Key and surrounding area). Also, properties on the bayside fared better than properties on the oceanside.

In the Upper Keys, many neighborhoods had power within a few days. Some never lost power. In many cases, electricity in the Keys was restored quicker than in Miami.

In the real estate market, there are fewer homes available for sale today than before the storm. Currently, there are 6-9 months of inventory. Sellers have not flooded the market with new listings. Interest rates remain low. The average sales price is between $500k and $600k. These are great signs of a stable market.

Winter Season

Another winter season has come and gone in the Florida Keys. Year after year, the same people come to our community and spend 4 to 5 months with us. Some have been renting the same place for 15 years. We have made lifelong friends with some of them. The good news is that we will see them again in 6 or so months. Now comes the summer, when the locals from Miami come more often. We will swim in the canal and have good times with them.

It is located on the bayside just south of Tavernier Creek. There are over 200 decorated toilet seats as you go through the channel. The themes of these seats range from announcing anniversaries and weddings to mentioning long weekends and local businesses.  I love showing friends and family this channel. It is a 10 minute ride from our home.

A few years back, we decorated a toilet seat and hung it on the west side of the channel. We would drive by and see it all the time. It disappeared after a good storm. We still get a good laugh thinking of that creative seat and have pictures of it at home.

One of my favorite things to do is getting to a restaurant by boat. After a day on the water, you pull up and enjoy a nice meal. Two of my favorite restaurants are Marker 88 and Island Grill. Each have their own personality.
Island Grill is a nice place to eat after being out on the Sandbar. It is located Oceanside on the south side of the Snake Creek bridge. The crunchy catch sandwich with yellowtail or hogfish is my favorite.
Marker 88 is located on the Bayside and a great place to see the sunset and have dinner right on the water. The lobster bisque is delicious.

Ocean Pointe

Ocean Pointe is a gated condo community consisting of 5 4-story buildings in Tavernier (mile marker 92) on the ocean side. Harry Harris Park, one of the few beaches in the upper Keys, is down the street. It is a pleasant drive from Miami, usually taking less than an hour and a half to get here. Some of the amenities include an in-house rental management program, docks, pool, tennis courts, boat trailer storage, boat ramp and waterfront bar.

Blue Waters Trailer Village is an ocean-side community located on mile marker 92 in Tavernier. It is an easy drive from Miami. It usually takes less than an hour and a half door to door. This community consists of @ 250 waterfront manufactured and concrete homes. It is conveniently located on the same street as Harry Harris park, which has one of the only beaches in the upper keys.

2015 sales in the subdivision range from $247 per foot to $331 per foot.
